The product

What a finished job is supposed to look like.

These are the conditions we price and walk — not a named property, and not a stock brochure of someone else’s portfolio.

01

Make-ready

Paint, flooring, and a unit that can actually lease. The ordinary turn, done without a second crew waiting on the first.

Freshly finished apartment interior with light wood floors and a compact kitchen

02

Envelope

Coatings, trim, and sealant. The outside of the building is what protects the asset, and it is part of the scope, not a separate vendor hunt.

Close view of finished stucco coating, painted trim, and a sealed window

03

Finish

The last ten percent. Cut lines, hardware, and the punch list that closes a building instead of stalling it.

Services

Scoped for small communities and the GCs who run them.

  1. 01

    Unit turns

Make-ready from a vacant box to a leasable unit. Paint, flooring, fixtures, and the punch that closes the keys.

  2. 02

    Light rehab

Four to twenty units. Tired or distressed product. Not ground-up, and not a single vanity replacement dressed up as a renovation.

  3. 03

    Exterior envelope restoration

Coatings, trim, sealants, balcony and planter work. The shell that keeps a value-add from leaking money after the interiors are done.

  4. 04

    Punch-out and finish

Closeout for buildings that are almost done and not moving. One crew that stays until the list is actually short.

  5. 05

    Trades in house

Drywall, paint, flooring, plumbing, and electrical. Self-performed. Not brokered out to five more subs who do not talk to each other.

  6. 06

    Subcontract to a larger GC

A rehab crew with one point of contact, sized for multifamily. Built for the general who needs the work done, not another bid package to manage.

How a job starts

A walk, a written scope, and someone who stays on it.

  1. 01

    Walk first

No number goes on paper before someone has been in the units.

  2. 02

    Written scope

Room by room on a turn. Trade by trade when the shell is in the job.

  3. 03

    One contact

The person running the job is the person who answers.

  4. 04

    While it moves

You hear from the site while work is happening, not after it stalls.

The company

Vaquero General Solutions LLC was formed February 12, 2024. The work behind it is longer: fifteen years across new construction, multifamily builds, apartment maintenance supervision, and punch-out. It stays small on purpose — enough trades in house to finish a unit, sized for North Texas properties that do not need a national contractor.

Scope note

Tell us the property. We will tell you if we should walk it.
